Welcome to Villa Adriatic by Purnukka. We are so glad you are here.

We love this private three-floor house in Utjeha, and we hope you settle in quickly. It is a short walk from the beach and a good place to slow down for a week by the Adriatic.

Everything you need is in this guide: how to get in, how things work, where to go, and how to reach us if anything comes up. Please read the arrival and key handover section before you get to the house — it will make your first moments much smoother.

Our one wish is that you leave feeling rested. Make yourselves at home.

Arrival & Access

Garden keybox for arrival access

Please follow these steps in order — especially step 5.

  1. Enter through the car gate — use the code provided before arrival
  2. Find the keybox on the garden wall — use the same code — take the key inside
  3. That key opens the 2nd floor door — go up and unlock it
  4. Step inside and put your bags down
  5. Return the 2nd floor key to the garden keybox immediately — this is important so the key is always available to other guests arriving later
  6. Find the key cabinet on the wall inside the 2nd floor — it is labelled WELCOME KEYS and holds keys to every floor

The gate code and keybox code are the same — provided before arrival.

If you arrive after dark, the keybox is on the garden wall to the right of the steps. Use your phone torch if needed.

House Rules

  • No smoking inside the house. The terrace and garden are fine.
  • No parties or events. This is a residential neighbourhood.
  • Quiet hours: 22:00–08:00. Please respect the neighbours.
  • No unregistered guests overnight.
  • Lost key fee: €50 per key. Please keep all keys safe.
  • Pool: supervised use only, shower before entering, no swimming after 22:00.
  • Water: please use water conservatively — the house runs from a tank, not mains supply. See the Plumbing section for details.
  • Please leave the house in reasonable condition: dishes washed, rubbish removed, windows and doors locked.

Check-in & Check-out

Check-in — from 3:00 PM

Follow the arrival steps in the Arrival & Access section. Keys are in the garden keybox — use your access code.

If you are arriving late, please let us know in advance so we can make sure everything is ready.

Check-out — by 11:00 AM

Please complete the departure checklist before leaving. Return all keys to the garden keybox.

If you need a late check-out, ask us at least a day in advance — we will do our best to accommodate if the calendar allows.

Before You Leave

Lounge area at the house

Please take a few minutes before you leave:

  • Wash the dishes and put them away
  • Take all rubbish to the collection baskets outside (see Trash section)
  • Leave used towels on the bathroom floor
  • Check all rooms, balconies, and the garden for personal belongings
  • Turn off all lights, fans, AC units, and appliances
  • Close and lock all windows
  • Lock all floor doors
  • Return all keys to the garden keybox — use your access code
  • Close and lock the car gate — use your access code

Plumbing & Water

Adriatic water near Utjeha

Water tank

The house is supplied by a 14,000-litre tank, not mains water. When the tank runs empty, we must call a tanker truck — which can take 1–2 days to arrive.

Please use water conservatively:

  • Take shorter showers
  • Do not leave taps running
  • Run the washing machine with full loads

If you notice the water pressure dropping or the water cutting out, contact us immediately — the sooner we know, the sooner we can arrange a refill.

Toilets

Please only flush toilet paper — nothing else. The plumbing is older and a blocked drain is a serious problem, especially in a holiday house. A small bin is provided in each bathroom for other waste.

Trash & Recycling

Terrace and garden atmosphere

The rubbish bins and the tourist office are both on the walking route to the beach — so your first trip to the beach can take care of everything.

  1. Collect rubbish from the indoor bins into bags
  2. Carry them to the collection baskets just outside the house
  3. When the baskets are full, take bags to the large public bins — they are on the way to the beach
  4. On your way, stop at the Tourist Office to register (see Tourist Registration section)
  5. Continue to the beach

A note on the first day or two: unpacking and the first grocery shop always produce more rubbish than usual — this is completely normal. Take a bag along on your first walk.

Parking

The house has on-site parking through the car gate — space for at least one vehicle.

Enter through the gate using your access code, park in the courtyard, and close the gate behind you. The same code opens the gate from inside.

Additional public parking is available along the road in Utjeha. If the courtyard is full (e.g. multiple cars), street parking nearby is generally available and free.

Pots, pans, plates, glasses, and cutlery are provided. If something is missing or broken, please let us know.

Laundry

A washing machine and dryer are available. Detergent may be provided — check the cupboard. Please run full loads to conserve water.

Water heaters

Each floor has its own electric water heater. Hot water is always available — no need to wait or switch anything on.

Air Conditioning & Electricity

Air conditioning

Each floor has an AC unit with a standard remote control. The remotes are labelled or placed near the unit.

Please turn off the AC when leaving the room or the house — it makes a real difference to energy costs over a long stay.

Fuse boxes

There is one fuse box per floor. If you lose power on a floor, check the fuse box for that floor first — a tripped breaker is usually the cause. If you are unsure, contact us.

General

The house uses standard European sockets (Type C/F, 230V). Bring a travel adapter if your devices use a different plug type.

The beach is a short walk from the house.

Nearby beaches

  • Rocky Beach — the closest local beach area; the Tourist Office is right next to it View on Google Maps

  • Paljuskovo — a smaller local cove close to Utjeha, good for a quieter swim View on Google Maps

Local curiosity

Look for the underwater tunnel in the rocks at Rocky Beach — a natural passage you can swim through at calm sea.

Pool

The house has a Bestway above-ground pool (10,000 litres) in the garden.

Pool rules:

  • Supervised use only — children must not use the pool alone
  • Use the outdoor shower before entering — or at minimum rinse your feet
  • No swimming after 22:00 (quiet hours)

Maintenance:

  • Add chlorine tablets to the dispenser 2–3 times per week to keep the water clean
  • Check the dispenser when you first arrive and top it up if empty

Rocky Beach Restaurant — seaside restaurant with a swimming pool area. Food and drinks included with table service; the pool area has an extra entrance fee. View on Google Maps

Beach parking (Utjeha)

There is a paid car park near the beach. Approx. €3, cash only. View on Google Maps

Dubrava (on the road to Bar)

Dubrava supermarket — well-stocked and good value. Convenient if you are driving to or from Bar. View on Google Maps

Bar (~15 min by car)

Bar Shopping Centre — large supermarkets, pharmacy, and everything else. Good for a bigger weekly shop. View on Google Maps

Free drinking water tap — a public fountain in Bar where you can fill canisters with clean drinking water at no cost. View on Google Maps

Getting around

For shorter journeys, local taxis in Bar are available and affordable.

Day trips

Ulcinj (~30 min drive)

A charming town with a well-preserved old town and two very different beaches.

  • Ulcinj Old Town & Parking — walk the old walls and enjoy the views. View on Google Maps
  • Ulcinj Small Beach — calm and sheltered, right next to the old town walls. View on Google Maps
  • Ulcinj Big Beach (Velika Plaža) — one of the longest sandy beaches in the Adriatic. Vast, sandy, and impressive. View on Google Maps
  • Restaurant near Ulcinj Big Beach — recommended lunch stop. View on Google Maps
  • Supermarket (Ulcinj) — cheap and well-stocked, good for a top-up shop. View on Google Maps

Dubrava Beach (~10 min)

A beach between Utjeha and Bar — quieter than the local beaches and worth a stop on your way in or out. View on Google Maps

Bar Old Town (~15 min)

The old town of Bar is a dramatic ruined walled city set inland. Beautiful and not touristy.

Kotor Old Town (~1 hr 15 min)

A UNESCO World Heritage site with medieval Venetian walls. Try to go early on a weekday to avoid cruise-ship crowds.

Budva (~45 min)

Lively coastal town with a pretty old town and a long promenade. Busier than Bar or Kotor in peak season.

Practical tips

  • Cash — useful for markets, small restaurants, and the beach car park. ATMs in Bar town centre.
  • Language — Montenegrin (similar to Serbian). English is widely spoken in tourist areas. Hvala (thank you) is always appreciated.
  • Tipping — not obligatory. 10% is generous and well-received.
  • Sun — July and August sun is strong. Factor 50, hats, and shade breaks are wise.

Tourist Registration

Tourist office near Rocky Beach

Registering with the tourist office is a legal requirement in Montenegro. It takes only a few minutes and the office is on your way to the beach.

What to do

  1. Find the house registration document — a printed paper left in the house with this guide
  2. Take it and all passports (or ID cards) for your group to the Tourist Office
  3. One person can register the whole group — no need for everyone to go
  4. Do this within 24 hours of arrival

We are Jani and Kati Huovinen, your hosts at Villa Adriatic by Purnukka.

Travelling has been a big part of our life together. After visiting more than 50 countries, we have learned that the places people remember are not always the biggest or the most polished — they are the places that feel easy, warm, and cared for.

That is what we want this house to be: a simple, private base by the sea, a short walk from the beach, where the practical things — arrival, water, where to shop and eat — are easy to find and follow.

We look after the house from a distance, but personally. If something is unclear, missing, or not working as it should, please tell us during your stay. We would much rather help in the moment than have you quietly work around a problem.

We hope the house gives you the kind of break we look for ourselves: sun, sea, privacy, and time to properly rest.
